Terms of Service

These terms govern the supply of BeforeYouBid Scotland property reports. By ordering a report you agree to them.

Important context: BeforeYouBid Scotland is not a surveyor, an estate agent, a solicitor, or a mortgage broker. Our reports are independent buyer-side insight and are not a substitute for a Scottish Home Report, a survey, legal advice, or financial advice.

1. The service

We supply a written property report covering nine areas: purchase costs, floorplan analysis, area insight, planning insight, hidden risks, EPC and running costs, offer strategy, deal score, and final recommendation. The report is delivered by email within 24 hours of payment, often sooner.

2. Price and payment

The price for one report on one property is £14.99, paid in advance via Stripe. Payment is taken at the point of order and confirms your purchase.

3. What we rely on

Our reports are based on publicly available information at the time of writing, including the listing you submit, the Home Report (where available), planning portals, EPC registers, and area-level statistics. We do not visit the property in person.

4. Nature of our advice

Our reports are opinions, not professional advice. They are intended to help you ask better questions and make a more informed decision. They are not a survey, a valuation, legal advice, or financial advice. You should still:

Read the Scottish Home Report in full
Instruct a solicitor to conduct missives
Consider a structural survey for older or unusual properties
Take independent mortgage advice

5. Refunds

We will issue a full refund if:

We are unable to produce a report for your property within 48 hours of payment
The listing URL you submit is no longer accessible and we cannot reach you to clarify
You request a refund before we have started work on your report

Once a report has been delivered, the service is considered fulfilled and refunds are at our discretion.

6. Liability

Our total liability to you in respect of any report is limited to the amount you paid for that report (£14.99). We will not be liable for indirect or consequential losses, including any decision to buy or not buy a property. You remain solely responsible for your purchasing decisions.

7. Independence

We do not accept referral fees, kickbacks, or commission from estate agents, surveyors, solicitors, mortgage brokers, or any party with an interest in a property transaction. We are paid only by the buyer who has ordered the report.

8. Governing law

These terms are governed by the law of Scotland and any disputes are subject to the exclusive jurisdiction of the Scottish courts.
